Our pre-listing consultation is great time for us to get to know you and your property. We can determine if your property needs any attention before it goes on the market. We work with a wide variety of contractors to make properties rent ready or make repairs through out the lease. We will look at what other homes in your area are renting for and decide on a good list price.
Marketing is the key to getting your property in front of great tenants. We use the latest listing software to advertise your home on over 50 real estate and rental specific websites. Your home will be listed in the local MLS where over 60,000 agents and their clients look everyday.
We handle all calls, email and showings for you. We will give you feedback from the showings and discuss any possible changes that need to be made. We look at a potential applicants credit, rental history, employment history and criminal backgrounds. We take extra time and effort to find the best tenant for your property. You will have the final say in who leases you property.
Once we have found a tenant for your property we will create a lease outlining prices, dates and requirements of all parties. We will collect a security deposit. We will pay a coop agent (if any) that brings a client that leases property. We will perform a move in and out inspection documenting the current condition of your property and use that at move out to determine if there is damage the tenant is responsible for.

We will process tenant monthly payments and pay direct deposits to you. You will receive an owners statement monthly to keep you informed. Tenants pay their rent and submit service requests online. We communicate timely with tenants and owners information regarding the property. We coordinate service requests with tenants, owners and vendors. We can set up vendor service calls. We will make routine property visits and inspections as needed. We will hold the security deposit in a secured trust account. In the event that the tenant does not pay or leaves we are well versed in the needed steps to remedy the situation.
